The short version

Bought a lot you cannot walk across? We open it up so you can see the corners, the slope and what you actually own.

See what you bought

Most overgrown lots hide something useful: a level building spot, a stand of oaks worth keeping, a drainage problem worth knowing about. The first pass tells you which one you have.

Corners and setbacks

We clear to the pins where you can show them to us. If the survey is old or the stakes are gone, we stay inside a comfortable margin rather than guess at a neighbor line.

Access first

On a tract with no road, the opening move is a way in. We cut an access lane wide enough for the machine and the trailer, and that lane usually becomes your driveway.

Priced by the day, not the acre

An open acre of scattered brush and a dense acre of yaupon are not the same job. Photos give you a day range; the walkthrough sets the day count.

Questions

Lot clearing questions.

Read the cost guide
Usually yes, but city and ETJ lots can carry tree ordinances and permit requirements that county land does not. Check with the city first, and tell us what they said.
Next step

Good land. Clear possibilities.

Send photos of the brush and the gate, and tell us what you want the land to do. We come back with an approach and a day-rate ballpark.

The photos are the estimate

Send tract photos.

Brush, the gate, and anything you want kept. Add the town and rough acreage and we call you back with a day range and an approach.

  • We look at density, access and ground conditions.
  • You get a day-rate range, not a per-acre guess.
  • If it is not a job for our crew, we say so.
